Stop the parking reduction requested by RiNo Self Storage

Harvey (Hank) Saipe of RiNo Storage, LLP is requesting a reduction in the required parking space for a storage unit to be built at 3270 Blake Street.  The City of Denver requires .5 parking spots per 1,000 square feet which equates to 54 parking spots.  Mr. Saipe is requesting reduction to 13 parking spots on the site of the storage facility.

We, the residents of the Fire Clay Lofts, with the help of neighborhood leaders from the Rino Art District, showed up at the initial hearing & got a delay in judgement to try to work something out with RiNo Self Storage.  We've met with him several times & offered various methods of help or incentives to make our support of his parking reduction available.   Unfortunately, we haven't been able to find any middle ground as Mr Saipe is planning on sticking with his original plans without  deviation.

Mr Saipe already owns the parcel & is within his rights to build a self storage facility there.  We don't believe he is entitled to special pervisions that allow him to provide less parking than what is required in CMX5 zoning.

Parking in RiNo is already at a premium & will only continue to be more precious regardless of what new businesses join our neighborhood.  33rd St is the entrance & exit for Coors field.  The intersection of Blake St & 33rd St is often blocked off by police to expedite traffic leaving the game.  That parking lot & intersection is also used for all parade setups that go down Blake St down to 17th Street.

There's also talk of converting Blake St (& Walnut St) into a 2 way street to alleviate traffic & safety concerns, as both streets are often driven on the wrong way.  The traffic will only get denser when the Light Rail station opens on 38th St & Blake St.  And when the pedestrian bridge opens on 35th St to connect Blake St to Brighton Blvd.

All of which is to say, parking reductions should be  for businesses who engage in the the community process and go beyond the required minimums of the city zoning code.  None of which applies to the proposed RiNo Self Storage.

Please sign this petition in objection to his parking reduction request.  And please make time to show up at the next hearing.  It's critical that we show our elected officials & the Zoning Appeal board that we are not happy about this project.
